Most people think construction is the hardest part of industrial development. In our experience, getting civil site plan approval took longer than the actual construction is expected to take.
We're building a 19,000 square foot industrial outdoor storage (IOS) facility in Haltom City / Fort Worth, TX. We bought the land in 2022 and have been running managed truck parking while planning the development. In October 2025, we engaged our civil engineer — and 7 months later, we finally have civil approval.
In this video, I break down the full civil site plan approval process:
- What civil site plan approval actually is (and why it's different from residential permits)
- Why it took 7 months — and the specific comments and delays that stacked up
- The two biggest challenges: drainage calculations and fire suppression design
- Why we chose a fully concrete yard over gravel — and what that means for rent and exit value
- How we avoided an on-site detention pond (and why that matters)
- $141,000 in soft costs before construction begins
- What comes next: replat, final plat, construction financing, and GC bids
If you're interested in industrial real estate development, IOS investing, commercial real estate development in Texas, or value-add industrial projects, I hope our process helps you plan better and avoid delays.
